At the time of writing, there are less than 100 days before Christmas drops and if you are interested in entertaining friends and family in a new home by Christmas, consider these tips as suggested by seasoned London real estate expert Nick Millican.
Do All Of Your Paperwork
If you want to move by Christmas, you must get the sale in order and instruct a solicitor as soon as possible. Approach a selling solicitor like a buying one, consider their needs, and then be sure to cover them. According to Nick Millican, this goes double for anyone looking to buy and sell as soon as possible. Speak with a broker, do the paperwork, and then get a mortgage offer.
Pick the Right Agent
Look for agents familiar with selling in your area. Have them evaluate your property and pick whoever has sold the most properties within that area. Nick Millican suggests that you need to ask for evidence on a suggested price; if they cannot convince you of that price then they certainly will not convince buyers (Twitter).
Prep the Property
Nick Millican knows about trends. While you can use a garage or loft to store odds and ends, you do not want to show a “skeletal” house. Most people would prefer a turnkey property, requiring little restoration or repair, so handle any broken doors or chipped tiles yourself.
Price to Sell
Your price should immediately grab potential buyers’ interests, but be realistic and expect negotiations. Nick Millican advises you to be mindful that pricing too low may draw in several flighty potentials instead of one die-hard candidate.
